here is a bug out location not to far from me.

Nice! At first glance I thought that it was located near Rawlins Wyoming. Rawlins Wyoming is my ultimate goal. Got family there. Just my kind of place.

Kansas is like the cheapest state in the country. In fact there are still towns in Kansas that will give you FREE land if you promise to build a house on it.

Not being sarcastic - is there a reason for that? Is something wrong with Kansas? I have a few houses scattered around the (developed) world, and something like this would seem ideal to add to my portfolio - do they have horribly high property taxes or anything? Gross unemployment?

Nice place.
It's about 4 1/2 hours from where I live in Colorado. How's the weather up there? Tornadoes? What about snakes etc. Wife hates snakes. What do they farm around there? What is land/farm going for in relation to this place? |

Some people have come in from the eastern states and bought a lot of land. If I remember the last one he was a retired military captain. I think he does cash rent as it seems to be a better place ti invest than in the market. |

Kansas rocks ! I have taken 3 trips to Kansas in the last month and a half for buisness reasons and I must say I was very impressed with the locals I met. Look forward to going back one day !

Ten or so years ago i lived with one of my uncles in Paolo who owns a small ranch,gravel road,nearest neighbor maybe a mile or so.
My father was born in Independence. Now that done with my wild youth days i have debated going there for good,as a city boy i do just fine with those people over there,very kind people imo. |

If I was rich i'd own a place there simply for the pheasant hunting. South Dakota might be my #1 pick though..

More trees, rain, lower elevation in the east, but closer to KC (not a plus). If looking to Kansas I would find something as far from KC, OKC, Denver, Omaha as possible (Don't forget our friends from the south flocking to Kansas, either.) As noted above, KS also likely to receive mucho nukes should a fracas of that nature break out, along with Nebraska and Colorado. |

no, not the new Detroit, just mostly agriculture, not really any foreclosures to speak of, occasionally but not on the scale in other areas of the country.
as far as living here I do not mind it, but I grew up in rural areas so driving 50 minutes on open highway to a walmart does not bother me, the closest mall is 2 hour drive, and so on and so forth so people are less likely to live in these areas so prices reflect that. The fear of tornado also, but Dallas Texas is just as likely to have a tornado as I am in Kansas. I find it appealing that should things get bad it is a four hour drive to any city the size of Denver, even longer if zombies are walking and having to forage for food and water along the way. not to mention that so many people are very self suficient, they still have all of the equipment and stuff to deal with hard times. I know many people who still have an old forge in their barn or shop, just because they or their grand dad used it and well there it sits. some people do not like Kansas but most of the people I met that talk down this state really have never been here for more than driving through on the interstate. |

You make it sound like - exactly the sort of place I would like to buy property! A 4 hour drive from the city is a long walk, and I can prep the place for storms, have a huge freezer, etc...

One thing about Kansas is, it's cold. Heating bills are high. Not a lot of woods compared to places like Idaho or Montana. That property at least has 10 acres of trees on it. That is good but i'd save them, harvest them in a real emergency.

That's a great place. I'm not in the market yet, but because small farming is dying out and Kansas was always lower population density than many places, it truly is bugging out, yet the people are that really great old style American.
You get the full force of continental climate: both sizzling hot summers and blizzard winters with tornados between. No mountains or oceans to moderate it. And it is right on the edge of too dry to farm, so you would need to plan your permaculture set up to catch a lot of water for fruit trees and the garden. A little contract dozer work can put in swales to catch several acres of rain and concentrate it to soak in where your orchard, hen grain acre, and garden are. Then even in dry years your food supply would likely be secure. (with a water gate to not drown your food in wet years) Irrigating with well water eventually harms fertility, so it should be reserved for emergency only. And on that much pasture and room for hay you could likely keep a milk cow and beef calf even in anything but dust bowl dry years. It isn't time for me yet, but I like it a lot. You would be really far from the crowds. Especially if it is far from any major highway. |
